Booking
A 20% deposit is requested at the time of booking.
Payment of Balance
Along with the balance payment we request a security deposit of £150 to be paid no later than eight weeks prior to the start of your holiday. Please make a note of the date payable as late payment may result in the booking being void. A reminder may not always be sent or may be lost in spam or junk mail folders.
Bookings made less than eight weeks before the start of a holiday will be required to pay the full amount, plus the security deposit of £150.
Payment Method
Payment is in £ Sterling. Cleared Sterling Cheques, Bank Transfer, Stripe payment, Wise.com or International transfer payments are accepted. Any bank transfer fees incurred are payable by the hirer. Please contact us at contact@lochtorridon.co.uk for payment information details.
Security Deposit
The security deposit will be returned by bank payment at the end of the let and after inspection of the property. Money from this may be used for any breakages or accidental damage caused (normal wear and tear is expected).
Cancellation by the Guest
In the event of cancellation, the balance payment can only be refunded if we are successful in re-letting the week(s) you have booked. The deposit is non-refundable.
Holiday Insurance
We strongly recommend guests to take out adequate holiday insurance in the case of cancellation; loss or damage to personal effects.
Cancellation by the Owner
In the event that the property is not available due to circumstances beyond our control. We will refund all monies paid by the guest. We will not be liable for any losses, either direct or consequential, which are incurred by you as a result of this cancellation.
Denial of Access
A full refund will also be made if the following applies. Access to the holiday home rental being restricted or denied for more than 24 hours following a law order or decree of the government of the United Kingdom which is consequent upon natural disaster or other threat to health.
Occupancy
Only guests listed at the time of booking may stay or use the facilities at Craig Cottage, unless otherwise agreed. We reserve the right to cancel the contract without a refund of monies paid should this condition not be observed.
Arrival & Departure
Arrival is from 16:00 hours on the Saturday. Departure is before 10:00 hours. Please contact us on contact@lochtorridon.co.uk for details regarding access to the cottage.
Children & Safety
The cottage is situated on the side of a hill and has an enclosed garden. The staircase leads from the sitting room to the bedrooms and there is no child gate. Children must be supervised.
Total Control Electric Heating & Hot Water
The cottage is very cosy with the heating settings preset for your arrival. If you find it too warm then instructions can be found in the Guest Information pack on how to turn the heating down or off. Any heaters that you turn down or off please switch back on the night before departure to allow a heating charge to come in throughout the night for the next guest’s arrival. The hot water heater is preset and stays switched on.
Electric Vehicles
Craig Cottage does not have an electric vehicle charging point. Charging any vehicle from the house itself or from the bike shed is not permitted. Electric charging points can be found in local areas such as Lochcarron: https://www.zap-map.com/charge-points/lochcarron/rbkdu2o
BT Telephone Line
Craig Cottage has a BT landline. The telephone charge is exclusive of the rental. Please leave the cost of any calls in the cottage. Any BT landline calls not paid for will be deducted from the security deposit.
Mobile Phones
EE has a 4G mast in the nearby area; users of EE and BT mobile will be able to receive a mobile signal at the cottage.
WiFi
Internet access is provided by Apple Net, a community run internet service. We reserve the right to remove the equipment or suspend the package if the usage is found to be unreasonable or unlawful.
Private Water Supply
The water supply is private, treated with a UV lamp and filter unit. Our water supply is tested, inspected and certified annually as safe by Highland Council.
Breakages
We want to ensure that everyone coming to the cottage finds everything in good working order; therefore we ask that any breakages be reported to us so that any item can be replaced for the next guests. Reasonable wear and tear is expected.
Damages
The Hirer binds and obliges themselves to pay the lesser in respect of any loss or damage beyond reasonable wear and tear.
Cleaning
Please take proper and reasonable care of the cottage, the furniture, fixtures, fittings and effects; leaving the property and its contents in the clean and tidy condition as you found it at the start of the letting period. A limited period of time is available for cleaning between lets. If you are kind enough to strip beds, please leave the laundry in the linen baskets.
If there is any additional cleaning of the property, following your departure, beyond the normal amount reasonably required, we regret that a surcharge may be levied at the amount of £20 per hour and be deducted from the security deposit.
Smoking
No smoking inside the premises. For fire safety there is a smoke box provided outside of the property, if you use it please empty and clean it before departure.
Pets
Sorry no pets (allergy sufferer in the household).
Bikes
Cycles should be stored in the lockable shed outside. We will not be held responsible for the safety of any equipment stored in the shed.
Maintenance & Repairs
We reserve the right to enter the cottage for routine maintenance and repairs and ask that the property is maintained to a good standard, any problems please report them to us.
Security of the Premises
The Hirer will ensure that the property is kept secure at all times. A security camera covers the driveway entrance and parking area only, it does not monitor the cottage entrance or decked area.
Liability
We will not be liable for any act, neglect or default on the part of any person, nor any accident, damage, loss, injury, expense or inconvenience whether to person or property which the tenant or any other person may suffer or incur arising out of or in any way connected with the letting or resulting from any other cause whatsoever.
